June Update 2011


Despite transitory effects from regulatory changes in the mortgage markets, the housing market’s balanced position remains firm. Sales activity is up 38% from the recessionary low of December 2008, while average home prices continue to be skewed upward by a regulation-induced surge of multi-million dollar home sales in some of Canada’s priciest and most active markets.
Canada’s first-quarter economic growth accelerated to the fastest pace in a year. The economy expanded at a 3.9% annualized pace from January through March after a previous 3.1% expansion. Much of the gain can be attributed to businesses that are leading the recovery by investing to regain competitiveness after years of stagnant productivity growth. On a monthly basis, gross domestic product rose 0.3% in March, faster than the 0.2% forecasted. More robust growth also came as the country’s currency traded above parity with the U.S. dollar for most of the past three months. While strong fundamentals and a solid banking system continue to bode well for Canada, drop-off in consumer and government spending and a host of developments outside of Canada continue to be cause for concerns.
Meanwhile, improved affordability, balanced markets, and low mortgage rates are proving favorable to both buyers and sellers.

Inventory
Sales-to-Listings Ratio
The national housing market moved further into balanced territory in April, as illustrated by the sales-to-new listings ratio. More than two-thirds of local markets in Canada were balanced in April with almost half of the remainder classified as sellers’ markets. The months’ supply of homes on the market remained stable and is currently at 6 months compared to 5.7 months in March. Balanced inventory is a good sign for the housing market moving forward.
Home Sales
Resale housing activity was down 4.4% in April compared to a month ago, continuing to reflect changes to mortgage regulations that went into effect in March. As expected, declines were largest in some of Canada’s priciest and most active markets such as Toronto and Vancouver. The effects could prove transitory as seen last April when the impending tightening of mortgage rules, speculation about higher interest rates and the imminent introduction of the HST in some provinces some sales activity forward.

Average Home Price
The average home price in April stood at $372,544—up 8% from a year ago. April marked the third consecutive month in which the national average price was up by 8% from year-ago levels. Home prices continued to be skewed upward by the surging multi-million dollar property sales in selected areas of Greater Vancouver

Mortgage Rates
Low interest rates and stabilizing home prices continue to keep homeownership within reach for an increasing number of Canadians. As widespread global recovery gains stronger footing, rates are expected to increase to keep inflation in check near the 2% target. In fact, rates have already started to come back up to last year’s level from record lows in December and January.                              

Special Report
Repeat buyers, especially move-up buyers, tend to want their next home to be in great condition. Usually when homes are located in a neighborhood that attracts move-up buyers, homes need to be in pristine condition to stand out from the rest. This can be achieved by getting the home pre-inspected for the buyer. Research shows that 8% of sellers have a prelisting inspection before setting home on the market.
It is fundamental for sellers to make essential repairs to their homes before listing, and curb appeal is particularly important. This is often a first step to getting buyers in the door. Boosting the curb appeal tends to result in more offers and faster sales.

Sales activity is 47% above the recessionary low of December 2008 and not far behind the recovery high of December 2009. Home prices rose, while sales remained on par with the previous month. 
The Canadian economy continues to show positive signs. Growth forecasts for the second quarter of 2011 were revised from 2.5% to 4.2%. Improvements in trade are expected to bolster household incomes and net worth. While still historically high, the Canadian currency is likely to hold steady, near parity, with the U.S. dollar. While the Bank of Canada has left the overnight interest rate steady, it is expected to raise it this summer.
Moving forward, rising interest rates, weaker job growth, and a strong currency are likely to keep sales activity and price appreciation stable and slower than seen previously during the recovery. Due to improved affordability, balanced markets, and low mortgage rates, there are great opportunities for both buyers and sellers

Resale housing activity remained stable from February to March, rising by
just 0.08%. Beginning March 18, the maximum term for government insurance mortgages decreased from 35 to 30 years. This encouraged buyers in the priciest markets to purchase before the deadline to lock in lower monthly payments.  Because the impact of this regulation appears to target upper-end homes in the most expensive areas of the country, its effects are generally expected to be minimal

·         Check the shutoff valve at each plumbing fixture to make sure they function
·         Clean clothes dryer exhaust duct, damper, and space under the dryer
·         Replace all extension cords that have become brittle, worn or damaged
·         Inspect and clean dust from the covers of your smoke and carbon monoxide alarms
 

April Update 2011

The housing market continues on a relatively stable and balanced track. Sales activity is 46% above the recessionary low of December 2008 and not far behind the recovery high of December 2009. Home prices rose, while sales remained on par with the previous month. 
Resale housing activity slowed 2% from January to February. This slight decline represents the first month-to-month drop in home sales since the July low but they are up 22% since then. Historically low interest rates and a rush to buy before another round of mortgage-regulation tightening will continue to support the market in the first quarter of 2011.
Positive signals of slow and steady growth continue in Canada. GDP in January showed solid growth, which was on par with expectations. Manufacturing output related to automobiles was a significant portion of this growth. Strong auto sales in the United States and Canada signal more growth in the coming months. 

Moving forward, rising interest rates and weak job growth are factors that are responsible for keeping sales activity and price appreciation stable and slower than seen during the recovery. Mortgage regulation changes will likely spur upward momentum in home sales this spring. Due to improved affordability, balanced markets, and record-low mortgage rates, there are great opportunities for both buyers and sellers.

   Residential sales are DOWN 15.4% from this time last year and down 10.4% this year.  Days on market have increased from  38 to 43 for the month and 43 to 49 for the year. ( About a week longer ) .
Average sale price for detached homes UP 1.1 %         ($331,636)  for the year. 
Average sale price for semi detached UP 7.0%  ($239,747) for the year. 
Average sale price for freehold townhomes UP 2.1%     ($249,614 ) for the year.

Update on Waterloo's proposed residential rental licensing program
The City of Waterloo has released its revised proposed residential rental bylaw. City staff has tabled the revised report at the Council meeting on Monday, April 11, 2011. (No decision was made on this date.)  On May 9, 2011, Council will hear delegations on the issue and consider the revised residential rental licensing bylaw.

March Update 2011



The housing market continues on a stable and balanced track. Sales activity is nearly 50% above the recessionary low of December 2008 and only 11% below the recovery high of December 2009. Home sales rose while prices remain on par with the previous month. 
According to the Bank of Canada, the economy is picking up steam faster than anticipated. Late 2010 proved to be significantly stronger than expected, with consumers continuing to be a key component. A 17% jump in exports was the fastest-paced increase in more than five years. The strong currency is a potential concern as it makes importing Canadian exports more expensive for other countries. This metric will be closely monitored by economists and the Bank of Canada alike.

Mortgage regulation changes will likely spur upward momentum in home sales during the first quarter. Update on Waterloo's proposed residential rental licensing program

The first draft of the proposed bylaw has been presented to Council, and Waterloo staff are currently seeking further input before presenting an amended proposal to Council on April 11, 2011.
This proposed bylaw may impact anyone purchasing a property in the City of Waterloo, and we encourage all members to familiarize themselves with this issue.
